This is my monthly sales report from the Ashe County MLS system. These sales figures only include home sales made through a Realtor. These numbers do not include For Sale By Owner Homes or inter family transactions or sales by non Realtor agents. As a general rule For Sale By owner sales are around 4% of the total market.
Unit Sales for November were 24 as compared to last year Nov. sale of 19 units.
Dollar volume for Nov 2009 was $45,557,100 as compared to last Nov volume of $6,142,440
Average Home price this Nov. was $189,879. as compared to last Nov of $323,286
While the number of home sales have increased by 5 units, the price per unit has dropped considerably. Most of the Sales for Nov have been short sales, bank owned properties and desperation sales.
Year to date home sales so far are 255 units as compared to Year to date of 2008 of 300 units
Dollar volume this year to date is $53,479,593 as compared to Year to date volume of $$71,008,476
The average home price this year to date is $$208,905 as compared to Year to date for last year of $235,127
If compared to 2007 sales numbers, the decrease in dollar volume and unit sales is very stark.
What this means to me; the market unit volume is starting to increase while the average price is much lower. If this trend continues the inventory of unsold home should drop and prices should start to rise in the coming years.
I don't expect the prices to jump back to the high' of 2007 for years to come but any increase is a step in the right direction.
